LOT № 03 · THE SITE

Austin's housing crisis
needs a different solution.

8603 Alpine Dr · Del Valle, TX

Creators, makers, and entrepreneurs are being priced out of Austin. Traditional housing forces a choice between where you live and where you work. Alpine Village solves both in one footprint — modular, affordable, and designed for the kind of builders this city was supposed to be for.

Thirteen container-grade live-work modules on a single Del Valle lot. Affordability Unlocked Type 1 compliant: more than half the units stay affordable, in exchange for the bonus density that makes the math work.

Phase 1 permits are approved. Phase 1 site work starts within thirty days of hitting the campaign goal. Estimated completion is fourteen months from groundbreaking.

What if the goal isn't reached?
All-or-nothing campaign. If we don't reach $350,000 by the deadline, all pledges are fully refunded. No risk to you.
Are donations tax deductible?
Alpine Village is a private development project, not a 501(c)(3). Donations are not tax deductible, but reward-tier contributions may be partially deductible.
Backing here vs GoFundMe — what's the difference?
Both fund the same project. Backing here gives you reward tiers and adds you to our founding community. GoFundMe is a simpler one-click option with no rewards.
When does construction start?
Phase 1 permits are approved. Construction begins within 30 days of hitting the funding goal. Estimated completion is 14 months from groundbreaking.
Can I cancel my pledge?
Yes — you can modify or cancel any pledge before the campaign ends. After the goal is met and the campaign closes, pledges are processed and non-refundable.
How is the $350,000 used?
Funds cover Phase 1 site work, foundation, container procurement, and first-unit fit-out. Full budget breakdown is in the investor pitch deck — available to Builder+ backers.
